# Understanding the Property Financials Displayed in Padzilly (B1124-029)

The two figures, the colour that answers whether you qualify, and what the chart includes.

Every property in Padzilly shows you two numbers and one chart. Together they answer the only question that matters at the start: **can I actually buy this house?**

This is the part of Padzilly that no other home search gives you, so it is worth understanding properly.

### The two numbers

Near the top of the financial block you see two large figures:

**Estimated Monthly Payment** — what this home would cost you every month.

**Total Cash Needed** — what you would need to bring to buy it.

### The colour is the answer

**This is the most important thing on the page.** Those two figures change colour based on **your own loan profile**:

- **Green** — this home fits what you are approved for

- **Red** — it does not

You are not reading a generic affordability calculator. Padzilly is comparing this specific home against your actual loan, so a green payment means a lender has already said you can carry it. That is why you can shop by what you qualify for instead of guessing.

If a home comes up red, it is not necessarily out of reach. Open **OfferPro** and adjust the offer price, the down payment or the seller contribution. Plenty of red homes turn green with a lower offer or a seller credit.

### Payment Composition: where the money goes

Below the figures, a donut chart called **Payment Composition** breaks the monthly payment into its parts, each with its dollar amount and its percentage:

- **Principal & interest** — the part that goes to the lender for the loan itself

- **Taxes** — property taxes

- **Insurance** — homeowner's insurance

- **Mortgage Ins.** — mortgage insurance, when your loan requires it

- **HOA Fee** — the condo or homeowner association fee

**Yes, the HOA fee is included** — both in the payment and in the chart, labelled _Includes any HOA/Condo Fee_. This matters because a $400 association fee is the same hit to your budget as $400 of mortgage, and most home searches leave it out entirely. Padzilly counts it because your lender counts it when deciding what you qualify for.

### What Total Cash Needed actually includes

More than the down payment. It is your estimated out-of-pocket cost: **your down payment, settlement expenses and prepaid items**, less **any seller rebates or credits** that reduce what you have to bring.

In some cases it also includes **reserves** or a required **debt payoff**. Those two are different from each other and it is worth knowing which you are looking at:

- **Reserves** are money that has to remain available _after_ closing. You do not spend it, you prove you have it.

- **A payoff** is money used to reduce or clear a debt that your approval depends on. That one does get spent.

### Notes you may see under the numbers

Padzilly tells you when a figure rests on an assumption rather than on reported data.

**"This listing shows $0 in property taxes."** The MLS record has no tax figure. A real tax bill exists, so the payment you see is optimistic until the real number is known.

**"This listing shows $0 HOA fee."** Same situation for the association fee. If the home is a condo, treat a $0 fee with suspicion.

**"Alternate property tax used."** The reported tax looked too low to be credible for the area, so Padzilly used a more realistic estimate instead of a figure that would flatter the payment.

There is also a note when a loan limit affects your cash needed. Each of these has a **Learn more** link with the detail.

### View full breakdown

Click **View full breakdown** and a dialog opens with the complete line-by-line detail, the assumptions behind the estimate, and the disclaimers. If a number surprises you, this is where the explanation is.

### One warning worth reading

If you have adjusted a home in OfferPro and then look at the original figures, Padzilly warns you: **"These values do not correspond to those adjusted with OfferPro."**

That means you are looking at the listing's own numbers, not your adjusted offer. Make sure you know which of the two you are reading before you make a decision on it.

### In short

Green means a lender has effectively said yes to this house for you. Red means not at this price, on these terms, today. Everything else on the page explains how those two words were reached.
