Padzilly's search has two layers of filters: a row of chips you can reach in one tap, and a Filters panel with everything else.
These are the ones you will use constantly.
Payment and Cash Needed — the two that make Padzilly different. They filter by what you qualify for rather than by price, and there are separate articles on each.
Beds and Baths — the two everybody starts with.
Tap a chip to set it; tap again to clear it.
Click Filters and a panel opens with the full set.
Price — the asking-price range.
Beds and Baths — the same values as the chips, in one place with everything else.
Home Type — Any type, Single Family, Condominium, Townhouse, Mobile Home.
Home Size — the living area of the house.
Lot Size — the land it sits on. Different from home size, and the one people forget when they say "I want a yard".
Year Built — useful as a proxy for what you are taking on. A 1962 house and a 2019 house are different projects, whatever the photos say.
Rooms — total rooms, not just bedrooms.
Garage — whether the home has one.
Status — the listing's state, so you can include or exclude homes that are already pending or sold.
Features:
Exclude new construction — hides new builds
Price Reduced — only homes whose price has come down
Waterfront — only waterfront properties
Apply puts your choices to work. Reset clears them all and starts over. Close backs out without changing anything.
You are not limited to a city or a zip code. You can draw an area on the map and search inside that shape. This is the right tool when what matters is a handful of specific streets rather than an administrative boundary — and it is the only way to express "this side of the highway, not the other".
Once you have a combination that produces a good list, click Save Search. Padzilly keeps the filters — including a drawn map area — and can email you when new homes match. You can name it, and switch its alerts on or off.
Rebuilding the same seven filters every evening is the most common waste of time on any home search site. Save it once.
Filter by payment, not by price. Price hides the HOA fee and the tax bill. The payment filter does not, and that is where the surprises live.
Use Price Reduced when you are hunting. A home whose price has come down has a seller who is already moving — and the price history on the property page will tell you how far and how often.
