What SearchPro does
SearchPro lets you search as if you changed the deal—for example by offering a lower price, increasing your down payment, or using a seller contribution. Padzilly recalculates each home and shows matches you could qualify for, so more homes come within reach.
Who this is for
Guests/registered (no approval connected): we use typical FHA/Conventional assumptions so you can explore.
With approval connected (via LoanLink): we use your lender’s actual program and terms for the most accurate results.
Payment limit: the maximum monthly payment you’re comfortable with.
Cash-needed limit: total cash you can bring (down payment + closing costs − credits).
Padzilly uses these limits as your Payment and Cash Needed filters.
Filter by Payment – show only homes at or below your payment limit.
Filter by Cash Needed – show only homes at or below your cash-needed limit.
Turn on either filter—or both—to focus on what you can afford today.
Price (Offer): Try offering less to see if a home drops under your limits.
Down Payment: Increase to reduce payment and cash needed. (Minimums apply by loan type.)
Seller Contribution: Apply a seller credit toward rate buydown or closing costs.
Unlocks after you upload a lender preapproval or complete Padzilly prequalification.

FHA: often helps when cash is tight or credit scores are lower (includes MIP).
Conventional: tends to fit larger down payments and excellent credit (PMI can drop as equity grows).

Condo shoppers (FHA note): Many condos aren’t FHA-approved, so FHA may not be eligible. If you’re browsing condos, preview with a 5%-down Conventional loan and ask your lender to confirm eligibility.
When your lender uploads approval via LoanLink, SearchPro applies your real approval parameters (loan limits, allowed seller contributions, DPA, etc.), giving the most accurate payment and cash-to-close estimates.
Small changes (a modest price reduction or a slightly higher down payment) can unlock more matches.
