# How Does Padzilly Help Me Buy a Home? (B1124-009)

The seven steps, from connecting your lender to requesting a showing.

Padzilly is built around one idea: you should know what a house costs **you** before you fall in love with it. Here is how that plays out, step by step.

* * *

### 1\. Get your real loan into it

Go to **Profile → Your lender** and use **LoanLink**. Enter your loan officer's name and email. They upload your approval from their side — you never have to attach a document.

While you wait, Padzilly gives you a **Temporary Loan Profile** (conventional, 5% down) so nothing is blocked.

**This step is the whole product.** Everything below gets better the moment your real approval lands.

* * *

### 2\. Search by what you qualify for

Turn on the **Payment** and **Cash Needed** filters. Now the results only contain homes whose full monthly payment and cash to close fit your numbers — taxes, insurance, mortgage insurance and the HOA fee all included.

Add the ordinary filters too: beds, baths, home type, lot size, year built, garage, **No HOA**, **Price Reduced**. Or draw an area on the map when what matters is a few specific streets.

* * *

### 3\. Read the house properly

Open a listing and you get more than photos:

- **Two figures, colour-coded** — payment and cash to close, green if the home works for you

- **Payment Composition** — where every dollar of the payment goes

- **Property history** — every price cut, relisting and status change, which is your negotiating intelligence

- **Environmental risk** — FEMA hazard ratings for the area

- **What is nearby** and **nearby schools**

- **Notes** you can leave for your loan officer and agent

### 4\. Shortlist and compare

Heart the ones you like. In **Favorites** you can sort them, and **compare two to five side by side** — features and financials together. Comparing by payment rather than price is where the real differences show up.

Padzilly then watches those homes and emails you if the **price or status changes**.

### 5\. Save the search so it works while you do not

**Save Search** keeps your filters — including a drawn map area — and emails you up to six new matching homes at a time, only ones you have not seen. Your agent gets them too.

* * *

### 6\. Build the offer

On a home you are serious about, open **OfferPro**. Adjust the **offer price**, the **down payment** and the **seller rebate** — and point that rebate at either your closing costs or a rate buydown. Watch the two figures move until they are green.

Or press **AutoQualify** and let Padzilly find a working combination, with a deliberate 3% payment buffer built in.

* * *

### 7\. Prove it and go see it

Print a **qualification letter** for that property — calculated from your real approval, which is what a seller's agent wants to see.

Then **Request Showing**, and your agent arranges it. You will need the home favorited and qualifying first, which is the point: nobody drives across town for a house that was never going to work.

### What you have gained

You arrive at the offer knowing the payment, the cash, and exactly which structure qualifies — with a letter to back it. Most buyers arrive asking what they can afford.

That difference is the whole reason Padzilly exists, and it costs you nothing: your lender pays for it.
