# Is Padzilly Free? (B1124-024)

Free for buyers — your lender pays. And what to do if yours cannot participate.

**Yes. Padzilly is free for homebuyers.**

You can search the MLS, see your real monthly payment and cash to close on every home, structure offers in OfferPro, save favorites, compare them, save searches and get alerts — without paying anything.

### Then who pays?

**Your lender does.** Padzilly's subscription is paid by the loan officer or the lending institution, not by you. When your loan officer uploads your approval, they are the one paying for the access that makes your numbers accurate.

That is the whole business model, and it is why we can hand you the tools for nothing: the person who benefits commercially from you buying a house is the person funding it.

### What you get without paying anything

- Full MLS search in the areas Padzilly covers

- Your real payment and cash-to-close on every listing, measured against your loan

- **OfferPro** — structure the offer price, down payment and seller contribution

- **AutoQualify** — find a working combination in one click

- Favorites, side-by-side comparison, saved searches and email alerts

- Price and status change alerts on the homes you saved

- Qualification letters

There is no paid tier that unlocks a better version of any of that.

### What if my lender will not or cannot subscribe?

This happens, and it is usually not your loan officer's fault. Some national lenders and large banks do not allow individual loan officers to subscribe to outside platforms — those institutions have to come on board at a corporate level, which means approvals and system integration, and that takes time.

If that is your situation, here is what works today:

**Invite them anyway.** Use **LoanLink** in your profile. Plenty of loan officers who assumed they could not participate turn out to be able to.

**Ask whether another loan officer at the firm is already on Padzilly.** Participation is often per-officer, not per-company.

**Keep working with a Temporary Loan Profile.** Padzilly assumes a conventional loan with 5% down and uses your own payment and funds limits. The search, the filters, OfferPro and the alerts all still function — the figures are estimates rather than your lender's decision.

**Import listings from other sites** if Padzilly has no coverage where you are looking. You keep the qualification maths on every home you import.

**Talk to Padzilly support** about subscribing directly. There is a one-time buyer subscription, and support can tell you where it stands and what it would involve for your situation.

### The short version

You will never be asked to pay to use Padzilly's tools. If your lender participates, your numbers are their real decision. If they do not, you still get everything — just built on an assumption instead of an approval, and the fastest fix is always to get a participating loan officer involved.
