# What If My Lender Can't Subscribe, or No Longer Subscribes? (B1124-003)

What keeps working, what you lose, and the four options worth trying in order.

Some lenders cannot subscribe to Padzilly, and some let a subscription lapse. It is common with larger lenders and banks, where any outside platform needs system-wide approval and integration work before an individual loan officer may use it.

**It is not a dead end.** Here is what actually happens and what you can do.

* * *

### What changes without a participating lender

Padzilly stops using your lender's real approval, because there is no longer one in the system. Instead you fall back to a **Temporary Loan Profile**: Padzilly assumes a conventional loan with 5% down and uses the payment and funds limits you set yourself.

**What keeps working:**

- The MLS search and all the filters

- Payment and cash-to-close figures on every home

- **OfferPro** — offer price, down payment, seller contribution

- **AutoQualify**

- Favorites, comparison, saved searches and alerts

- Importing listings from other sites

**What you lose:** the accuracy. The figures are now built on an assumption rather than on your lender's decision, and that matters in two ways — your real rate will differ, and your lender's own rules (such as a minimum qualifying property tax) are no longer applied.

### Your options, in the order worth trying

**1\. Invite them anyway.** Use **LoanLink** in your profile with their name and email. Officers who assumed they could not participate often can. This costs nothing and takes a minute.

**2\. Ask about another officer at the same firm.** Participation is frequently per-officer rather than per-institution. Someone down the hall may already be set up.

**3\. Ask your real estate agent.** Agents work with several loan officers and usually know which of them are on Padzilly already. This is the fastest route for most buyers.

**4\. Ask Padzilly support about a direct buyer subscription.** There is a one-time buyer subscription in Padzilly, and support can tell you its current status and what it would mean for your account. If it is available to you, it involves requesting two documents from your lender — your **URLA** (Uniform Residential Loan Application) and an **Itemization of Amount Financed** — from which a loan profile can be built for you.

### What a real approval buys you

So that the choice is clear, this is what comes back when a participating officer uploads your approval:

- Your actual rate, loan program and limits applied to every listing

- Your lender's own property-tax and qualification rules

- Payment and cash figures you can make an offer on

- Qualification letters calculated from your real approval — the document a seller's agent takes seriously

That last one is the real difference. A letter built from your lender's approval carries weight in a negotiation. An estimate does not.

### In the meantime

Do not stop. Use the temporary profile, save the homes you like, and keep notes on them. When a participating loan officer does come into the picture, every number on every home you saved recalculates against the real approval — and your shortlist is waiting for you rather than needing to be rebuilt.
