Padzilly does not cover every corner of the United States yet. Here is how to find out whether it covers where you want to buy — and what to do if it does not.
There is no separate coverage page to look up. Search the area you care about, and Padzilly tells you directly.
If the area is not covered, you get one of two messages, and they mean different things:
"We don't have coverage here yet." Padzilly has no listing feed for that area at all.
"No results in this area" together with your agent's MLS does not cover this area — this one is about your agent, not about Padzilly. Keep reading, because it is the more common of the two.
This is the part that surprises people, so it is worth stating plainly.
The listings you see come from MLS connections. If you have an agent on Padzilly, you see the areas their MLS covers. An agent licensed and subscribed in one metro area will not show you listings three states away — not because Padzilly is missing them, but because that agent's MLS does not carry them.
So "no results here" can mean:
Padzilly has no coverage in that area, or
Padzilly has coverage, but your agent's MLS does not reach it
The message on screen tells you which. If it mentions your agent's MLS, the gap is the agent, and the fix is a conversation with them or an agent who covers that area.
If you have no agent linked, you are searching Padzilly's own catalog instead.
You are not stuck. Three things still work.
Import listings from other sites. Padzilly says so in the empty state: you can still search and import properties from other real estate sites. Use the browser extension to send homes from Zillow or Realtor into your Favorites, and Padzilly will calculate your real payment and cash-to-close on each one. You lose the search; you keep the maths, which is the part no other site gives you.
Sign up, if you have not. As a guest the message is more pointed: sign up to find an agent who might cover it, save favorites, and import listings from other real estate sites. An account is what lets you do any of the workarounds.
Ask about an agent who covers it. Coverage is a per-agent, per-MLS question. Another agent may already have what you need.
Coverage of listings and availability of loan programs are two different things. Your loan program — conventional, FHA, VA, USDA — and its county loan limit come from your lender and your approval, not from whether Padzilly has listings in that county.
If you want to know what your program allows where you are buying, that is a question for your loan officer, and there is a separate article on loan program limits.
Coverage grows. An area with nothing today may have listings in a few months, so it is worth searching again rather than assuming the answer is permanent.
