# How to Set Up Your Buyer Investment Profile (BIP) (B1124-007)

The two numbers you enter at sign-up, and what happens when a lender uploads your approval.

Your Buyer Investment Profile is the pair of numbers Padzilly uses to decide which homes to show you. Setting it up takes a minute, and nothing else on the platform works properly until it exists.

### Setting it up when you create your account

Creating a Padzilly account walks you through a few steps, and one of them asks for your investment profile. You enter two things:

**Your maximum monthly payment.** The most you are comfortable paying each month — and this figure includes property taxes, insurance, mortgage insurance and any HOA fee, not just the loan. That is deliberate, because those are the parts that make a payment higher than people expect.

**Your available cash.** What you have for the down payment and the closing costs together.

That is the whole setup. From that point on, every property you look at shows you a payment and a cash-to-close figure measured against those two numbers, and turns green or red accordingly.

### You need an account for this

Browsing Padzilly as a guest does not let you set a profile. A guest sees a sign-up panel instead, and the payment and cash filters stay locked because there is nothing to filter against yet.

This is not an upsell — it is simply that the profile has to be stored somewhere to follow you from your phone to your laptop and to be visible to your loan officer.

### If your lender uploads your approval

Then you do not set the numbers at all. Padzilly builds the profile from the real loan, and the screen says _Approved up to $X/mo._ and _You have $X available._

This version is better than anything you could type, because it is your lender's own decision rather than your estimate. If you have a loan officer, inviting them to upload your approval is the single most useful thing you can do on Padzilly.

### Changing it later

Go to **Profile** and open **Homebuying Budget**. You can edit the figures there whenever you like.

One rule applies once a loan is attached: the figures are locked to what your lender approved, and you can move them **down but not up**. Two checkboxes — _Search with lower payment_ and _Search with less available cash_ — let you shop below your cap, which is what most buyers should be doing anyway.

There is a separate article on the investment profile that covers the credits, the age-restricted community setting and the lower-limit checkboxes in detail.

### Be honest rather than optimistic

If you are setting these numbers yourself, resist the urge to round up. A payment you wish you could afford produces a list of homes you cannot buy, and you will spend two weeks falling in love with the wrong ones. Put in the number you would still be comfortable with in a bad month.
